As architects our end-goal is a completed building, which can only arise from collaborative teamwork between architect, contractor and owner. Great design maximizes the owner’s priorities on quality, budget and program, all of which depend on construction as well as design. We have deep knowledge of local construction methods and costs, and we continue to grow our construction network and knowledge every day.
It is imperative that the architect understand current local construction conditions & costs during design phase. During construction phase, the architect’s role should be flexible to best fit the overall team. Some projects require very little architect involvement during construction. On other projects, the architect’s deep involvement during construction phase adds value. In any case, roles must be clearly defined, and design and construction professionals must support one another in their pursuit of the common goal, shared by the owner, which is a completed building that owners, builders and the design team are all proud of.
Services:
Construction Observation At minimum, we visit the construction site at intervals to note progress and record changes. For other projects, we schedule weekly meetings at the jobsite, issue progress reports, and advise on construction schedules, payments and certificates. We also have experience providing construction observation services for out-of-town architects whose designs are built in our local area.
Consulting We provide consulting on construction contracts and administration, delivery methods and contractor selection. We have also provided design consulting for out-of-town architects, owners or others who seek professional local advice for their own design work. We provide consulting on construction and development schedules, cost control, and preliminary cost estimating. We also provide real estate consulting for site selection, feasibility, and existing buildings. We are fluent in local land use codes, permitting, and entitlements. We are well known locally for our experience working with the Ouray County visual impact code.
Owner Representation We have abundant experience serving as owner’s representative for projects designed by other architects. Owners are always the chief executive for construction projects, and this job can be overwhelming for many owners. Construction sites, contracts, and design documents are typically quite complex. In many cases, owners must make quick decisions, with little or no experience in the subject. We provide advice and tools which allow owners to make decisions confidently. We know the owners’ end-goal is a successfully completed building, and we know the owner and their representative, like other team members, must respect and support the overall team to get there. A professional owner’s representative supports the owners’ decision-making, and ensures clearly defined roles while verifying professional accountability, documentation and communication among the project team.
